The Process

  • Step 1: Location, Location, Location

    At Five Star Homes, we believe that your dream home starts with the perfect piece of land. Whether you come to us with a specific lot in mind, a set of blueprints, or simply a vision of what you want, we’re here to help.

    Tips on finding a great location

    • Take a drive around communities you’re interested in to get a feel for the exterior elevations and amenities
    • Make sure your community has amenities you enjoy like walking trails or proximity to services

  • Step 2: Design Your Custom Home

    Our team at Five Star will collaborate with you to design a custom floor plan tailored to your needs or modify one of our existing designs to fit your budget and lifestyle. We understand how important it is to stay within a budget when creating a custom home, which is why we’re transparent with how much things can cost based on design, material selection and our experience. We’d love to share with you client favourite upgrades and functional plans that stand the test of time.

    We also have recommended interior designers and suppliers that specialize in luxury custom homes that can help bring your vision to life. A deposit may be required to draft construction plans.

     

  • Purchase Agreement

    Once your land, design and pricing are finalized, the next step is to complete your Purchase Agreement. If Five Star Homes has secured the lot for you, both the land and home costs will be included in the agreement. After meeting the conditions of the Purchase Agreement and securing financing approval, we’ll require a down payment and deposit. A down payment can be discussed with a sales associate, as it will depend on how you choose to finance the build.

  • Build Schedule

    We review and adjust the initial plans based on the blueprints created to ensure that every structural detail and exterior elevation aligns with your vision. Once you’re completely satisfied, we finalize the blueprints to submit for city approval. At Five Star Homes, customer experience is our top priority. We handle the entire permitting process, taking care of all necessary applications and approvals, so you can focus on the excitement of seeing your dream home come to life.

As construction begins, you’ll be actively involved in several key aspects:

  • Design: Our exclusive trades and vendors will work directly with our interior designer and you to choose the finishes and features that will make your home uniquely yours, ensuring that every detail reflects your personal style.
  • Meetings: Experience the progress of your home first-hand with guided walk-throughs at key construction milestones. These walkthroughs offer you an in-depth look at the build and allow us to align every step with your expectations.
  • Neighbourhood Watch: We believe in maintaining strong community relations. Five Star Homes takes care of notifying your neighbours, coordinating with your new Community League, and keeping the construction site clean and respectful throughout the process.

 

Moving Into Your Custom Home

Moving Into Your Custom Home

Roughly 35 days before your scheduled Possession Day, our dedicated team will reach out to ensure you’re well-prepared for this exciting move.

On Possession Day, our Site Superintendent will guide you through a comprehensive walk-through of your new home. During this walkthrough, you’ll be able to check out the features and key design elements you decided on. We’ll also document any final touch-ups needed on your Certificate of Possession. Once the walkthrough is complete, you’ll receive your keys, marking the official handover of your new home.

In partnership with Alberta New Home Warranty, we provide comprehensive coverage, ensuring security and stability long after we’ve finished the job.  Even after you’ve moved in, our Homeowner Service Team remains dedicated to promptly addressing any warranty-related concerns, ensuring your home continues to be a source of comfort and pride for years to come.
